When the rain comes down
San Diego is known for its beaches, sunshine and tacos but over the last six months, San Diego was recognized for its more-than-usual rainfall. San Diegans are not used to the type of rain we’ve had, but even more unprepared are home roofs!
In December of 2018, as well as January and February of this year, TVCI performed over 15 emergency roof repairs and almost as many water loss restorations. We have been busy trying to stay ahead of all the miniature disasters within the developments and HOAs we represent. At times it’s difficult to get temporary protection over a known roof leak source and to dodge the recurring rainstorms.
Many of the water-soaked attics had substantial drywall and paint damage and in some cases, framing materials were affected. The longer these types of roof leaks go undetected, or unreported, the greater the chances of requiring more extensive and expensive repairs.
After a hard rain, have you ever looked to your ceiling to see subtle yellow or brown discolorations? Sometimes these markings are difficult to notice so as a responsible homeowner there are a few things you can do.
- Make sure you own a trustworthy flashlight. This will help you be able to detect damaged areas.
- During heavy rainfall events, inspect all of the ceiling surfaces under the roof.
- Take photos of the damaged areas as you inspect it more than once to track the damage.
Catching these problems early is the key to limiting the extent of the damages.
The rain has been so prevalent this season; San Diego is already pretty close to the season average this early in the annual accumulation. Since October 1st, 2018 to date, 11.5” of precipitation has accumulated in San Diego, which is just higher than an entire year’s average rainfall. California can definitely use the rain and we certainly are happy to see our reservoirs, lakes and rivers at peak levels.
