Testing – the only way to get it right.
Remember the Senate Bill no. 326? This bill followed SB 721 and required the inspection of Exterior Elevated Elements (EEEs). SB 721 impacted a majority of California’s near three million apartment units as SB 326 focused on any common interest development buildings which make up almost 25 percent of the state’s housing. SB 326 continuously impacts both reserve studies and construction-defect litigation which brought together TVCI and the plaintiff and defense litigation teams last week.
Recently, we were called to a site for some testing that is a direct outcome from SB 326. We tested the structural and architectural performance of 10 of the 29 private deck assemblies and cut the drywall ceilings in the garages below the second floor private decks. The design professionals from the HOA expert team and the defense expert team cataloged and investigated the critical elements of construction.
